Description

NOTICE IS HEREBY GIVEN THAT A REAL PROPERTY ACQUISITIONS AND DISPOSITIONS PUBLIC HEARING, in accordance with Section 824 of the New York City Charter, will be held on March 26, 2025 at 10:00 a.m. via Conference Call No. 1-646-992-2010, Access Code 717 876 299.

IN THE MATTER OF an amendment of the lease for the City of New York, as tenant, on the ground floor and basement of the building located at 1075 Ralph Avenue (Block 4746, Lot 38) in the Borough of Brooklyn for use by the Department of Health and Mental Hygiene to use as office space and storage space, or for such other use as the Commissioner of the Department of Citywide Administrative Services may determine.

The proposed amendment of the lease shall be for a period of five (5) years from the amendment execution date at an annual rent of $113,148.00 from the amendment execution date through year five, payable in equal monthly installments at the end of each month.

The amendment of the lease may be terminated by the Tenant at any time following the second (2nd) anniversary of the amendment execution date, provided the Tenant gives the Landlord ninety (90) days prior written notice and pays a termination fee to the Landlord equal to either (i) three (3) months’ rent if the lease is terminated during the third (3rd) year following the amendment execution date or (ii) 2 months’ rent if the lease is terminated during the fourth (4th) or fifth (5th) year following the amendment execution date.

Tenant shall have the right to renew the lease for one (1) period of five (5) years at an annual rent of $119,293.00 for the 1st year and escalated at a rate of 2% per annum for years 2-5.
