NOTICE IS HEREBY GIVEN THAT A REAL PROPERTY ACQUISITIONS AND DISPOSITIONS PUBLIC HEARING, in accordance with Section 824 of the New York City Charter, will be held on August 16, 2023 at 10:00 a.m. via Conference Call No. 1-646-992-2010, Access Code 717 876 299.
IN THE MATTER OF authorizes a renewal of the lease for the City of New York, as tenant, on the 6th floor of the building located at 25 Chapel St, (Block 118 & Lot 6) in the Borough of Brooklyn for General Support Service of the Department of New York City Human Resources Administration to use as a walk-in service center, or for such other use as the Commissioner of the Department of Citywide Administrative Services may determine.
The proposed use was approved by the City Planning Commission pursuant to NYC Charter Section 195 on December 5, 2001 (CPC Appl. No. N020174PXK, Public Hearing Cal. No. 21).
The proposed renewal of the lease shall be for a period of five (5) years commencing on the Execution Date and expiring on September 29, 2027, at an annual rent of $393,275.25 for the renewal term payable in equal monthly installments at the end of each month. Tenant shall be entitled to a credit against Base Rent the total amount of which shall be calculated by multiplying $9,160.85 times the number of months (including partial months) from October 1, 2022, and the Second Extension Commencement Date.
The Landlord shall prepare final architectural plans and engineering plans and make alterations and improvements in accordance with preliminary architectural plans and specifications which are attached to the lease. Landlord will complete the Scope of Work at its sole cost and expense.
