NOTICE IS HEREBY GIVEN THAT A REAL PROPERTY ACQUISITIONS AND DISPOSITIONS PUBLIC HEARING, in accordance with Section 824 of the New York City Charter, will be held on February 8, 2023 at 10:00 a.m. via Conference Call No. 1-646-992-2010, Access Code 717 876 299.
IN THE MATTER OF a lease for the City of New York, as Tenant, for the entire property (consisting of a two-story building and yard area) located at 58-80 Borden Avenue (Block 2657 and Lot 28) in the Borough of Queens for the New York City Fire Department to use as an office, storage, garage and vehicle repair shop, or for such other use as the Commissioner of the Department of Citywide Administrative Services may determine.
The proposed use was approved by the City Planning Commission pursuant to NYC Charter Section 197c on November 7, 2001 (CPC Appl. No. C 010655 PQQ, Public Hearing Cal. No. 40).
The proposed lease shall be for a period of twenty (20) years from Substantial Completion of the base building alterations and improvements, at an annual rent of $3,450,767.00 for the first five (5) years, $3,968,238.25 for the following five (5) years, $4,563,303.73 for the next five (5) years and $5,248,424.96 for the last five (5) years, payable in equal monthly installments at the end of each month.
The lease may be terminated by the Tenant within the 12th year of the Lease Term, provided the Tenant gives the Landlord 180 days prior written notice.
The Tenant shall have the right to renew the lease for a period of ten (10) years at 100% of fair market value.
The Landlord shall make base building alterations and improvements at its sole cost and expense. The Landlord shall contribute $200,000 for Tenant alterations and improvements or Tenant may receive as additional rent credit.
