Description

The Brooklyn Bridge Park Corporation d/b/a Brooklyn Bridge Park (“BBP”) is seeking proposals from highly qualified operators (“Respondent”) who wish to develop a food and beverage concession of premium quality in terms of both experience and offerings at the historic Smokestack Building on Water Street in Fulton Ferry, Brooklyn.

The Smokestack Building (the “Premises”) offers a unique opportunity to cater to a wide variety of customers from its premier location on Water Street in Fulton Ferry. Located adjacent to the Brooklyn Bridge, the site sits at the intersection of two of Brooklyn’s most charming and desirable neighborhoods, Brooklyn Heights and DUMBO. The Premises has great visibility from Water Street and the surrounding park, and sits in a highly trafficked pedestrian thoroughfare. The incredible views of the Lower Manhattan skyline and New York Harbor will attract patrons seeking a casual outdoor dining experience.

BBP is seeking a concessionaire tenant who will operate and maintain the concession at the highest standards, making a significant improvement to the quality and ambience of the Park. The food and beverage concession will operate pursuant to a license agreement between BBP and the concessionaire. The initial license term will be for 7 years, with three one-year renewal options granted at BBP’s sole discretion
