Description

NOTICE IS HEREBY GIVEN THAT A REAL PROPERTY ACQUISITIONS AND DISPOSITIONS PUBLIC HEARING, in accordance with Section 824 of the New York City Charter, will be held on April 12, 2022 at 10:00 a.m. via Conference Call No. 1-646-992-2010, Access Code 2331 101 6945.

 

IN THE MATTER OF a lease for the City of New York, as tenant, on the 2nd floor of the building located at 147 41St Street (Block 706 & Lot 1) in the Borough of Brooklyn for the Record Storage division of the Department of Finance to use as a warehouse, or for such other use as the Commissioner of the Department of Citywide Administrative Services may determine.

 

The proposed use was approved by the City Planning Commission pursuant to NYC Charter Section 197c on 3/5/97 (CPC Appl. No. 970094, Public Hearing Cal. No. 26).

 

The proposed lease shall be for a period of five (5) years from lease execution at an annual rent of $2,645,935.50, payable in equal monthly installments at the end of each month. In addition to the rent, Tenant shall make a one time payment equal to $151,518.02 multiplied by the number of months from 4/1/2019 to lease execution.

 

The lease may be terminated in part by the Tenant any time, provided the Tenant gives the Landlord 60 days prior written notice, and in full at any time after 10/31/25, provided the Tenant gives the Landlord 180 days prior written notice.

 

The Landlord shall prepare final architectural plans and engineering plans and make alterations and improvements in accordance with preliminary architectural plans and specifications which are attached to the lease.  The alterations and improvements consist of Base Building Work, which the landlord shall provide at its sole cost and expense.
