840 Atlantic Avenue Rezoning (210249 ZMK, 210250 ZRK)
An application submitted by Vanderbilt Atlantic Holdings LLC, pursuant to Sections 197-c and 201 of the New York City Charter for land use actions affecting the western portion of a block bounded by Atlantic Avenue, Pacific Street, Underhill Avenue, and Vanderbilt Avenue. The applicant proposes a zoning map amendment to change a portion of the development site from M1-1 and R6B to C6-3X, and two zoning text amendments, one designating a portion of the project area a Mandatory Inclusionary Housing (MIH) area, and another establishing New York City Zoning Resolution (ZR) Section 35-662, which would apply street wall regulations to zoning lots along Atlantic Avenue in C6-3X districts in Brooklyn Community District 8 (CD 8). Such actions are requested to facilitate an 18-story, 342,610 square-foot, mixed-use development at 840 Atlantic Avenue. The building would provide 316 apartments, of which 95 would be affordable to households earning an average 80 percent area median income (AMI), pursuant to MIH Option 2. The non-residential portion includes 50,650 square feet of commercial uses and 7,490 square feet of community facility space on the first and second floors.
