Notice of Public Hearing
NOTICE IS HEREBY GIVEN THAT A REAL PROPERTY ACQUISITIONS AND DISPOSITIONS PUBLIC HEARING, in accordance with Section 824 of the New York City Charter, will be held on, December 9, 2015 at 10:00 a.m., 22 Reade Street, Spector Hall, Borough of Manhattan, in the matter of the lease for the City of New York, as Tenant, of approximately 206,084 rentable square feet of the entire building located at 141 Livingston Street (Block 154, Lot 28) in the Borough of Brooklyn for the Office of Court Administration for use as court facilities, or for such similiar purposes as the Commissioner of the Department of Citywide Administrative Services may determine.
The proposed use was approved by the City Planning Commission pursuant to NYC Charter Section 197c on October 29, 2015 (CPC Appl. No. 150319 PQK; Public Hearing Cal. No. 2).
The proposed lease shall be for the term of ten (10) years from the exercising of the option to lease, at an annual rent of $40 per square foot for the first five (5) years and $50 per square foot for the following five (5) years, payable in equal monthly installments at the end of each month.
The lease can be terminated in its entirety at any time after the end of the fifth (5th) year provided the Tenant gives the Landlord twelve (12) month’s prior written notice. In the event that the lease is terminated by the Tenant, the Tenant shall pay to the Landlord the unamortized portion of the Landlord base building work.
